Box Tree,

Access Statement for The Coach House Bed & Breakfast
Introduction
The Coach House is a one bed room bed & breakfast.
Access to the bedroom is via a fairly narrow spiral
staircase.
Pre-Arrival
• The room has no telephone however mobile reception is good and
WiFi connectivity is available in the conservatory where breakfast
is served.
• The access statement is available on the website
(www.28parishghyllrd.co.uk) and in the welcome pack in the room.
• The Coach House is within 5 minutes walk of Ilkley Station (half
hourly trains from Leeds and Bradford, hourly on Sundays)
• Ilkley's shops and restaurants are all within 5 minutes walk.
• Taxis can be ordered but are also available at a taxi rank in the
middle of Ilkley
• The Coach House is not suitable for those with limited mobility as
it accessed via a spiral staircase.
However guests with some visual or hearing impairment are
welcome.
Arrival & Car Parking Facilities
• Parking is nearly always available on the street, off street
parking is available by prior arrangement.
• Access from parking to the entrance involves steps and a gravel
drive.
• There are no signs displayed to indicate that we are a Bed and
Breakfast.
• Dogs are not catered for.

Area
• Guests are escorted to their room from the front door of the
house, there is no reception area.

Landing, Corridors etc
• There are no public areas
Additional Information
• The Coach House has two internal smoke alarms, one in the bedroom
and one in the hallway.
On hearing either guests should evacuate to the rear garden.
• We have a No Smoking Policy
• A fridge is available in the main house for storing medicines
and/or special dietary foods.
• The Coach House is a detached building and therefore guest should
not normally be disturbed by music or other noises.
• Mobile phone coverage is good.
